How Roofing Works in Denver, CO

Hail and city rules shape many roofing jobs in Denver. Colorado State University's climate center says hail storms pick up in late April, severe hail days peak in early to mid June, and the season dwindles around mid-August.

The May 8, 2017 storm dropped golf-ball hail that covered Coors Field and severely damaged and closed the Colorado Mills mall in Lakewood, just west of Denver. Damage came to about $2.3 billion, making it Colorado's most expensive insured catastrophe.

Denver's roofing guide requires a permit when a repair covers more than 10% of the roof or two roof squares, whichever is smaller. On buildings of 25,000 square feet or more, the trigger drops to 5%. A roof permit is always its own application, separate from other construction permits. Denver lists a Roofing and Siding Permit among its Quick Permits, though buildings that large, green roofs and structural framing changes cannot use that route.

The guide caps a roof at two layers and sets a minimum shingle wind rating by street: 115 mph east of Federal Blvd, 125 mph from Federal Blvd to Sheridan Blvd, and 140 mph from Sheridan Blvd to Kipling St. Denver adopted new building codes that took effect December 31, 2025, so check the current city guide before a project starts.

Denver's Landmark Preservation staff also review reroofing on individual landmarks and in historic districts, such as central Montclair, the northeast corner of Baker and Potter Highlands. Staff can approve same-material reroofing through a quick review, which is typically processed within a few business days when the guidelines are met. A change of material may go to the Landmark Preservation Commission.

Roof Restoration in Denver

Roof restoration in Denver makes sense when sun and hail have worn a roof but most of it is still sound. Restoring it can add years of service and keeps the original character of an older home. We restore roofs on homes and commercial buildings, and our roof restoration service in Denver starts with a free inspection to assess the damage and determine the best course of action.

Most houses in Washington Park were built of brick between 1900 and 1940. Montclair, between Colfax Ave and 6th Ave east of Holly St, mixes Victorian, Queen Anne, bungalow and Tudor Revival houses. Baker, west of Broadway, was more than 80% built out by 1900.

Older roofs in Denver are not all shingle. The city's preservation office notes that clay and concrete tile became popular here in the early twentieth century, that it typically lasts 100 years or more when maintained, and that very few companies still make new tile. Because of that, the city adds, a sound tile roof can often be repaired with salvaged tile instead of being replaced. In a historic district like central Montclair, work that keeps the same materials can also qualify for the city's quick review.

Restoration can extend the life of a commercial roof too, on retail and office buildings along Broadway and in the 16-block Cherry Creek North shopping district. If the plan includes a coating, Denver's roofing guide says roof coatings do not require a permit, but confirm that against the current guide for your building.

Roof Leak Repair in Denver

ARC Restoration repairs roof leaks across Denver, and a leak should be handled the day you find it. Water that gets past the roof keeps working its way into insulation and ceilings. The Colorado Division of Insurance tells homeowners to limit further damage with tarps or plastic and to photograph the damage. We answer 24 hours a day, every day, including nights and weekends, and you can read more about our roof leak repair service in Denver.

Leaks often start at flashing, roof penetrations and spots where hail has broken the surface. Not all hail damage shows from the ground, so hail damage roof repair starts with a close look at the whole roof after a storm. When hail caused the leak, we work directly with you and your insurance company to agree on costs. Small repairs can stay under Denver's permit threshold, but the city's roofing guide requires a permit for any new roof penetration, such as a skylight, pipe, rooftop unit or solar mount.

We serve Highland and West Highland, from the streets near the historic Elitch Theatre at W 38th Ave and Tennyson St down to Speer Blvd. Newer roofs get hit as well. Central Park, built on the former Stapleton airport site since 2001, has single-family homes, townhomes, row homes and condos, and a hailstorm does not spare a young roof.

Larger buildings need leak repair, too. At Sloan's Lake, the former St. Anthony's Hospital site now holds a 12-story condo tower and a 369-unit apartment building. South of Alameda Ave at Broadway, the Broadway Park redevelopment had three apartment projects built by 2025. On buildings like these, a fast repair protects the units below.

Roof Replacement in Denver

When hail damage covers much of the roof or age has worn it past repair, replacement is usually the answer. ARC Restoration provides roof replacement in Denver, and the first step is a free inspection to assess the damage.

Denver's rules shape a re-roof: where two or more layers exist, the old roofing comes off down to the deck. A partial replacement has to end at a natural edge of the roof, because the city does not allow replacing part of a slope. If sheathing or insulation is exposed on a roof with no cavity insulation, the guide calls for added insulation above or below. Those rules were written before the 2025 codes took effect, so the current version may differ.

Wind ratings change by street. Harvey Park in southwest Denver has nearly 4,000 homes, most built between 1954 and 1965, and Sheridan Blvd runs through it. That is where the city's minimum shingle rating steps up from 125 mph to 140 mph, so your address decides which rating applies.

In Montbello, between the Rocky Mountain Arsenal National Wildlife Refuge and the I-70 and I-225 junction, homes date from 1966 on and are mostly ranch and split-level houses with brick exteriors. Montbello sits east of Federal Blvd, where the minimum is 115 mph.

In early June 2026, Governor Polis signed SB26-155. It creates a state enterprise funded by an annual fee that insurers pay on homeowners premiums starting in 2027, with most of the revenue going to grants for hail-resistant roofs.
